Charming village just 45 minutes from Manhattan is named one of America’s most livable retirement towns — thanks to affordability and low crime rate


This sleepy village is about to be abuzz.

Pompton Plains, New Jersey has been named one of the most livable retirement towns in the United States, thanks to its low crime rate, access to amenities, and relative affordability.

The enclave, located just a 45-minute drive from Midtown Manhattan, was ranked seventh on a new power list compiled by GOBankingRates.

The company analyzed towns with a significant population of residents aged 65 and over, and cross-checked those with the AreaVibes “livability index” — a guide that measures nine key factors, including cost of living and transportation.

Pompton Plains was the only tri-state town to be named in the top 10. It was one of two Garden State towns to make the top 50 (Ocean City, New Jersey came in 12th).

In a blow to locals, no New York or Connecticut towns were included in the top 50 at all.

With a population of less than 12,000 residents, Pompton Plains is part of the larger Pequannock Township, famed for its beautiful parks and strong sense of community.

There town also boasts a 260-bed hospital and is easily accessible to Manhattan via public transport, should any retirees need access to world-class specialists.

The average property sale price stands at $585,000, but there are bargains to be had, per Realtor. A 2-bed, 2-bath residence is currently on the market for less than $415,000.

While that may be slightly above the national average, it’s still far cheaper than the surrounding areas.

Overall, Pompton Plains had an impressive livability score of 79.

Unsurprisingly, Florida featured the most towns in GOBankingRate’s most livable list.

The Sunshine State had seven towns in the top 10 list, including the top three: Dunedin, Ormond and Sebastian.

Dunedin, located 30 minutes west of Tampa, scored an impressive livability score of 84, without even factoring in the year-round sunshine.
